Telson Mining (CVE:TSN) President Ralph Shearing joined Steve Darling from Proactive Investors to share news Telson has entered in to a green energy agreement for their Campo Morado mine in Mexico. The deal is for 42.00 GWh of power per year at a set rate that will save the company a significant amount of money. The offer to purchase is a lot different when you are making an offer to a private seller vs. a bank. When you are dealing with private sellers all your contracts can be assignable. One of the most common ways is to put and/or assigns. However, I wouldn't recommend this approach. Rather I would try to find a contract that didn't mention assignability and by default it would be assignable. If you use your realtors contract, it usually has a paragraph that says the contract is not assignable. Simply cross it out. With commercial properties, all contracts are assignable. By having an assignable contract, you can assign the contract to another investor and not have to worry about funding. With a private seller you can offer all cash. If they ask for proof of funds, let them know it's coming from a private source. Or you can tell them you want to see theirs. When closing, the best words are we can can close of the date of your choice. This way the seller can determine when the best time is for them to close. Remember a fast closing is not always what a seller wants. Contingencies can be loaded up although if you don't need them, don't put them in. Put yourself in the buyers shoes. On your earnest money deposits, remember these are going to be a lot less than what you would give a bank. Your offer to purchase with a private seller might include a $10 - $100 earnest money deposit. You can fax your agreements to the seller. It's still a binding agreement. The title company will want the original signature but you don't have to be there in order for it to be binding. You'll never have to meet the seller. How you present it also makes a difference. You are oking the paperwork not signing an agreement. Do wait - just get it done as quickly as possible or someone else will come along and snap it up.

You don’t have to bring any money to closing…heck, you don’t even have to go to the closing. You don’t pay any closing fees… You simply get a contract to purchase a great deal, assign the rights and obligations of the contract to a new buyer and get paid a fee. It’s the fastest, easiest way to wholesale real estate, especially if you use my assignment contract…which I’ll give to you for free if you want it. I’ll put a link in the description where you can download that. But and there’s always a big But…you have to make sure your contract is assignable. If it’s not assignable, you’re forced to do a double closing, which means you are on the chain of title, you have to bring funds to the closing, you have to pay closing fees, so in most cases you want to avoid the double closing. https://www.youtube.com/watch?v=UimmVBdRkKo The problem is some contracts have what’s called a “no-assignment clause” making them un-assignable and forcing you to do a double closing. The first thing you need to understand is when it come to a real estate purchase and sale contract, unless stated otherwise the contract by nature is assignable. That means as a wholesaler when you get a contract, you don’t need to add a clause stating the that the contract is assignable. I see a lot of wholesalers do this. Many gurus teach to add “and/or assigns” next to the buyer name on the contract. The theory behind doing this is to ensure that your contract is assignable. Leave a comment and let me know if you’ve ever used “and/or assigns on your contracts. The reason why I’m not a fan of this is first of all the contract is automatically assignable unless stated otherwise so it’s redundant and unnecessary to add… but the real reason I’m not a fan of adding “and/or assigns” is it flags the agent and/or seller that you’re going to wholesale the contract and it raises questions and concerns that you don’t need to deal with before you’ve even gotten an executed contract. Remember if you’re dealing with an off-market private seller, then you should have your own purchase a sale contract that you use that is assignable so you don’t have to worry about it. If you don’t and you want my contract, I’ll include that as well for free, Just click the link in the description. If you’re dealing with an on-market contract where there are agents involved, then you’ll be using an agent drafted contract and since it’s not yours and you’re unsure, you’ll want to verify that there is NOT a “no-assignment clause in the contract but it’s not common with most private sellers. If there is, you can try and cross out the no-assignment clause and initial it and see if the seller will accept. If not you’ll have no choice but to do a double closing. Keep in mind, a no-assignment clause is almost always in contracts when working with bank owned properties knows as REO’s and short sales. The banks are not wholesaler friendly and to prevent their contracts from being flipped, they almost always have a assignment clauses. Now, he will make his way to Skyrim's western city, Markarth, for Bolli's objective "Deliver the purchase agreement to Kleppr in Markarth". Davilas starts his journey in Dragon Bridge, a town southwest of Solitude. He goes cross-country most of the way. Along the way, he finds some Cave Bears. This is good, because he is still trying to find bear pelts for Temba in Ivarstead. He stumbles across Bruca's Leap Redoubt, which is apparently a Forsworn lair. Across a lake, he also finds a tower, Harmugstahl. In some mountainous terrain, Davilas finds the Shrine to Peryite. This concludes the objective "Find Kesh at the Peryite Shrine", which Davilas acquired from an Afflicted Refugee back in video #013. He talks to a Khajiit named Kesh the Clean. Kesh issues the Daedric quest "The Only Cure". For this quest, Davilas must acquire some Vampire Dust, a Deathbell Flower, a Silver Ingot, and a Flawless Ruby. The Flawless Ruby is probably the hardest thing to find. Soon afterwards, Davilas acquires one last bear pelt to take to Temba. After finding the main road, he comes across Kolskeggr Mine. Heh, I thought that Forsworn behind me was Lydia at first! Farther west, Davilas finds Salvius's Farm. Outside the city gates, he finds Markarth Stables. An event occurs the first time Davilas enters Markarth. A man named Weylin, claiming to be a Forsworn, kills a woman, Margret, at a stall. Davilas retrieves the Key to Margret's Room from the victim. Then, a man named Eltrys talks to Davilas. He gives Eltrys' Note to Davilas, claiming that he saw Davilas drop it. This starts the objective "Read Eltrys' Note". When Davilas reads Eltrys' Note, the quest "The Forsworn Conspiracy" starts. Davilas must meet Eltrys at the Shrine of Talos in Markarth. In the Silver-Blood Inn in Markarth, Davilas finally delivers Bolli's Purchase Agreement to Kleppr, the inn's owner. He has to remind Kleppr to hand over the payment. One reward is a Silver Ingot for "The Only Cure". Goody. Then, Davilas fast-travels to Windhelm. Next time, he will head north to check the Wreck of The Pride of Tel Vos for clues about Brand-Shei's past. Thanks for watching! Earlier this summer we had a tough decision to make. I wanted to refocus and double down on the areas we did most of our work in, but a portion of our business was holding us back. We had a route that was way outside of our service area, and I had to make the tough decision to sell some of our lawn accounts. Now this wasn't an easy task, because these were some of my very first customers from the beginning of my business. Some of these customers we had for over a decade, if you can believe that. The short of it was we ended up realizing that to move on, we had to let go of this part of our business if we were to double down where the rest of our route is. I tried to give as practical and relevant examples of how we sold our lawn accounts, why we sold them, and just some helpful tips along the way. The process wasn't exactly hard or complicated. It just required being strategic and thoughtful, and making sure my friend "Max" and I had a good game plan to make this transition as smooth as possible for every party involved. http://www.euronews.com/ Less than one in ten Europeans buy online from other EU countries. For both consumers and sellers, the process is simply too complicated. Legal differences between EU countries are one of the remaining barriers to the internal market. To boost cross-border trade, cut costs and give customers greater choice, the EU has drafted a Common European Sales Law. Maria Baeva Petrunova, from Bulgaria, experienced these obstacles first hand: "Last year I tried to buy a kindle online for my husband as a birthday present," she says, "but unfortunately I wasn't able to. I did everything I was required to to complete my order, but despite that, in the end they said they wouldn't deliver to Bulgaria". Both in her private life and as a dentist, Maria has found that she has greater choice and better prices if she buys her goods from abroad. But she quickly realised that things were not going to be that easy for her as a Bulgarian citizen. "I wanted to purchase supplies for my dental surgery from a German company via the internet." says Maria. "But the next day they sent me an e-mail saying that they couldn't process my order as it had to be 300 euros minimum for delivery to Bulgaria." Maria didn't want to place such a big order unless she could be sure about delivery times, packaging, and sales documents, which might not be compatible with the Bulgarian tax system. In the end, she did find a way to buy what she needed, but it wasn't easy: "I order goods from Germany to be sent to a friend's address there," she says. "My friend then sends the parcels to me or I collect them when I visit her. So that's the round-about way I found to get hold of my goods." Bulgaria is one of the countries in Europe where it is most complicated to purchase cross-border goods online. People living in Belgium, Latvia, Malta and Romania have similar problems. For them, 70 percent of cross-border transactions end in failure. The European average is hardly better: only four in ten cross-border deals work out. Ignat Arsenov is director of the European Consumer Centre in Bulgaria: "In many cases we're not given any explanation. Sometimes, the sellers simply state in their terms and conditions that they don't deliver to Bulgaria. Sometimes they say there is problem with the credit card. In many cases, traders mention the legal framework as part of the problem," he says. A seller can turn down an online transaction with someone in another country if he doesn't feel comfortable with the laws and regulations that would apply to the deal. E-commerce policy expert Stefan Krawczyk explains: "It's often a big challenge to be aware of all the details of the rights that are applied to a consumer's transaction in other countries. In particular for small companies, it's just too much for them to bare, and therefore they choose the simple solution wich is simply not to sell across borders," he says. Only 9% of consumers in Europe buy online from other countries. The same small number of sellers take on the challenge of cross-border trading. In response, the EU has decided to draft a Common European Sales Law. Family-run business Bivolino is among the first in Belgium to expand online to new markets. Today the company sells its products in 19 EU countries, but at what price? Carine Moitier is the co-founder of Bivolino.com: "First of all, you have to invest in your brand abroad. That's the first step," she says. "Then there's the language barrier, so you need native speakers to help you in each country. That also represents a considerable cost for a small company," she adds. "There's also the whole question of online payment, which varies from country to country. Other major obstacles include differences in VAT and consumers' rights. So, for example, in some countries, the maximum delay for returning goods is two weeks, in others it's only one week, so there again, we need to have a different approach according to the country." Each business transaction is based on a contract. Here again, rules vary between countries, making it more costly to export abroad. It's estimated that each additional export market costs a business an average of 10,000 euros. "In order to sell goods in another EU country, you first need to analyse that country's legislation," says Carine Moitier. "This means you need to hire a legal expert there, who will help you understand how the law differs from you country." Sydney Metro has made Australia’s biggest-ever purchase of lifts and escalators as part of an $87 million contract. It is the largest one-off investment in improving accessibility in the history of Australian public transport – a combined 200 lifts and escalators. Sydney Metro is a fully accessible railway for people in wheelchairs, parents with prams and those who are less able. There are lifts at all stations and level access between platforms and trains. Thyssenkrupp will design, supply, install and maintain about 70 lifts and 130 escalators for the extension of Sydney Metro from Chatswood, into the city and beyond to the south west under a framework contract. This means: • New lifts and escalators for the six new metro railway stations at Crows Nest, Victoria Cross, Barangaroo, Martin Place, Pitt Street and Waterloo; • Lifts and escalators to provide direct access to Central Walk from the underground Central Station metro platforms; and • New escalators from the new underground Central Walk concourse to platforms 12-23 at Central Station. The upgrade of the Bankstown line to metro standards means all 11 stations between Sydenham and Bankstown will have lifts – including Punchbowl, Wiley Park, Canterbury, Hurlstone Park and Dulwich Hill, which all currently don’t. Sydney Metro is Australia’s first fully automated railway, which will feature the country’s first platform screen doors. These will keep people and objects away from the tracks and allow trains to get in and out of stations much faster. Each metro train has two wheelchair spaces per carriage as well as dedicated priority seating for those less able. And each train also has two multi-purpose areas for prams, luggage and bicycles. Sydney Metro opens in the city’s north-west in the second quarter of 2019. It will be extended from Chatswood, under Sydney Harbour, into the city and beyond to Bankstown in 2024 – when Sydney will have 31 metro stations and 66km of new metro rail.
